  1. Provide a report on existing real estate market alternatives that are considered comparable.
  2. Analyze current property conditions with the comparable properties.
  3. Define commercial strategy for negotiation.

Identify & Analyze Comparables
  1. Develop lease renewal non-binding LOI.
  2. Issue LOI to current Landlord.
  3. Follow up with current Landlord to secure delivery of responses.
  4. Issue required counter offers to current Landlord and conduct required negotiations to secure best possible final terms.
  5. Finalize negotiations with current Landlord and arrange execution of LOI, if required.

Commercial Negotiations
  1. Request initial amendment draft to the Landlord.
  2. Review amendment draft provided and deliver comments for client's legal advisor review.
  3. Closely cooperate with the legal advisors to proceed with draft revision and required legal negotiations; participate in all legal discussions.
  4. Support final document execution.

National Director - Colombia
Jean Baptiste has been responsible for the implementation and expansion of the Transactions' service line in Colombia for the past 11 years. Jean is considered an opinion leader in corporate real estate matters in the country thanks to his in-depth knowledge of Colombia's key markets and ability to forecast their trends. He oversees all the transactions' operations with a special focus on Capital Markets deals.

Cindy heads up our Tenant Representation team in Colombia providing transaction services for corporate clients. She specializes in office assets and has had the opportunity of representing landlords as well as tenants in her career.
This experience gives her a unique insight and an advantage to our occupier clients when it comes to negotiating & strategizing on their behalf.

Work Dynamics / Tenant Rep Consultant
Natalia is focused on supporting the day to day of the corporate clients. She has supported transactions from beginning to end, being accountable for critical transaction stages such as negotiations with the landlords and legal review - execution of the documents. Since the beginning of her career at JLL as an analyst in 2018, she has shown a high level of commitment and excellence on projects execution.
Compensation Structure
For noncompetitive/ straight renewal assignments tenant is responsible for the payment of broker fees of 1-month net rent.*
All fees are subject to local VAT (19%). / Fees are subject to a minimum / cancellation fee of USD 10,000
* For competitive renewal the tenant is responsible for the payment of broker fees of 2 months net rent.
